Design Objective:
Design highly efficient irrigation system for the Mall, Saks fifth Avenue anchor store, Nordstrom anchor store, and adjacent PR-8 highway plantings.
Irrigation components need to resist vandalism.
Design needed to integrate flexibility for future phasing.
Design included building façade elevated planters.

Challenges:
Drought during construction reduced watering during establishment.
Inconsistent electrical power for controllers.
Because of local watering restrictions, the final walkthrough was conducted between 8 PM and 4 AM.
